Cleaning & Linen Management

Cleaning & Laundry Pricing

Full cleaning after each stay, ironing, and complete linen management.
Dry cleaning fees are included, and we handle both drop-off and collection of the laundry.

Rates applied per departure:

  • 1 bedroom – property up to 50 m²: €60

  • 2 bedrooms – property 50 to 80 m²: €80

  • 3 bedrooms – property up to 100 m²: €100

  • 4 bedrooms – property up to 150 m²: €120

  • Larger properties: on request

In-Person Check-In

€30 per arrival. Personalized welcome, key handover, and property briefing.

Pool Maintenance

We work with a certified company for regular pool maintenance.

Visits 1–2 times per week, depending on the agreement and pool size: €25 per visit.

Initial inspection of the overall system (charged by the pool company) and maintenance products are at your expense.

Garden Maintenance

Personalized quote based on your needs.

We work with a professional landscaper who provides a tailored estimate depending on your trees, plants, and garden size. Regular or occasional maintenance available according to your preferences.

Home Staging & Interior Styling

Transforming your property significantly enhances its perceived value and can justify higher rates.

A well-presented property, with thoughtful decoration and strategic layout, attracts more bookings and can increase your nightly rate by up to 25%.

Our services include: layout and decoration advice, space and lighting optimization, and finishing touches to captivate your guests.

Tourist License & Registration Number

We handle all administrative procedures to ensure your property is fully legally compliant.

Complete property inspection, preparation of all required documents, submission to the authorities, and full administrative follow-up. Obtaining your tourist license (VV – Vivienda Vacacional) and unique registration number.

You don’t have to do anything: we take care of all Spanish bureaucracy. Your property stays compliant and ready for rental, fully legally.

What Services Are Actually Included in the 15%?

The 15% fee covers ALL essential management services.

Listing creation and optimization, calendar and dynamic pricing management, guest communication before/during/after the stay, automated check-in/check-out, maintenance and minor repairs, identity verification, legal procedures (license, registration), review management, and monthly reporting.

It’s truly comprehensive.

The only additional fees: cleaning, professional photoshoot, in-person check-in, and home staging.

Why Isn’t Cleaning Included in the 15% Fee?

Cleaning is charged to the guest at the time of booking, as it’s a variable cost per stay.

Unlike management services, which are fixed (15% of revenue), cleaning depends on the property size and frequency. Charging it separately ensures fairness and reflects the actual needs of each property.

What Does a Month of Management Really Cost?

It entirely depends on your revenue and your property.

Example: a property generating €3,000/month → 15% commission = €450.
If 3 stays/month include cleaning → +€240 for cleaning fees.

Total: €690.

Setup & Operations

How Long Does It Take to Start Management After Signing?

Typically 1–2 weeks.

We prepare your listings, set up calendar synchronization, and configure the system. You’ll be fully operational quickly.

What Happens If I Want to Stop Management?

Cancellation is possible with a 3-month notice.

This allows us to complete all ongoing and already booked reservations based on a 6-month open calendar. A smooth transition for both you and your guests.

How Do You Receive Payments from the Platforms?

As the managers of your listings, payments from Airbnb and Booking go directly to our account.

We deduct our 15% management fee and any à-la-carte services, then transfer the net balance to you via bank transfer on the 2nd of each month. A detailed invoice accompanies each payment for full transparency.

Can I Manage Part of My Property Myself?

For optimal performance, we need full control of the calendar, pricing, and guest communication. Partial management could lead to conflicts and double bookings.

Safety & Compliance

How Does Legal Identity Verification Work?

It’s a legal requirement in Spain, which we handle through an official software.

Before each check-in, we collect guest information and identification via our certified software, which submits it directly to the Spanish authorities.

This secures your property and ensures full legal compliance.

What Happens If a Guest Causes Major Damage?

We document everything and handle claims with Airbnb and the insurance company.

Before-and-after photos, check-in/check-out inspection, security deposit — we manage the entire process for you. You don’t have to do anything.

Can Cleaning Fees Be Adjusted to Our Needs?

Yes — the listed rates are standard, but flexible.

If your property requires special cleaning (pool, large terrace, etc.), we can adjust the fees. Contact us to discuss specific pricing.

No, we cannot guarantee 100% occupancy.
